Here are some quick tips for you…

1. Flat Fee MLS Listings

Most wholesalers never think of this!
Include in your purchase contract:
“Seller gives Buyer (you) the right to relist the property with an agent of your choice”
Then in your MLS listing, be sure to mention that it’s “subject to prior sale.”

2. Craigslist Mind Tricks

Scan the Real Estate For Rent section of Craigslist and contact everyone who posted an ad.
Don’t do something stupid like spam them. But these are landlord buyers, Andy. Jackpot.

3. Online Classified Domination

Craigslist, Backpage, Kijiji, Oodle .. post your deal to all of them.
Do it faster with an aggregator like Postlets.com, Vflyer.com, or ClassifiedFlyerAds.com.

4. Online Groups & Forums

RealEstateInvestor.com, Yahoo Groups, MySpace REI group, etc.

5. Specialty Sites

6. Go Web 2.0

Bandit signs, direct mail to absentee owners, classified ads, etc.

8. Your Buyers List

You do have one, right?
Regarding your buyers list… you’ll have a lot better shot of them buying from you if you’re giving them information that’s valuable to them on a regular basis (i.e. whether you have a property to sell
at the time or not).
As with any relationship, regular communication is key.
I’ve seen a lot of wholesalers ONLY contact their buyers list when they’re in desperate need of a buyer. This makes you look like that relative who only calls you when he needs money. Don’t be that guy.
How did I learn tips like this on selling fast?
Through years with mentors like Preston Ely.
In fact, Preston is one of the few real estate “experts” that I still listen to regularly.
I’ve found him to be:
- A wholesaling genius
- Generally hilarious
- Intensely motivating
- Politically incorrect & offensive on a near daily basis
- Right 99% of the time (even if I hate to admit it)
I recommend you immediately plug in with Preston right now.

What a WOW of an email. I couldn’t put it down. Especially the morning rituals. I have one: get up at 7ish ’cause that’s the 7 hours I get. brush teeth. it’s for the taste first thing in the am. Drink a full glass of pure water. Make a tall glass of fresh vegetable and fruit juice. Take suppliments. Read emails. Call one or the other of my sisters. These are the fellow travelors in my life. One’s 74 and the other is 84. I’m the middle one who studies real estate investing all day long from the gurus who inhabit my email box. Thanks to all you marvelous mentors. Polly
